Workforce Housing

Attainable workforce housing refers to residential housing that is attainable for individuals and families who are part of the workforce but may have moderate incomes.

This type of housing is aimed at providing attainable options for people who may not qualify for traditional low-income housing programs but still struggle to afford market-rate housing in their area. Attainable workforce housing typically targets individuals and families earning between 80% and 120% of the area median income (AMI). It aims to bridge the gap between subsidized low-income housing and market-rate housing, offering options that are more attainable for middle-income earners.

  • Workforce housing is not public housing

  • Workforce housing is not low-income housing
  • Workforce housing is not subsidized housing authority units

Why it is necessary

Anyone who works in Galveston—first-responders, teachers, healthcare workers, and young families—should be able to afford to live in homes in healthy neighborhoods on the island.

Projects & Services

In 2023, Build Galveston initiated several projects to make improvements and provide a better quality of living in each home. The scope and availability of these projects will shift and grow as we continue to learn each community; implementing new ways to address and accommodate the resident’s needs.

A partnership with CenterPoint Energy’s Agencies in Action helped income-eligible housing by providing whole-house energy weatherization upgrades like HVAC tune-ups/upgrades and water heater pipe insulation. The groundwork for a large neighborhood-wide revitalization is taking shape with the OCCP CommUNITY Project, aimed at home repairs to make the home safer, healthier and more energy efficient. Be sure to follow this project in 2024.

Single Family Home Development

These developments typically consist of standalone houses that are not connected to other housing units (such as apartments or townhouses). Single-family homes are often preferred by families or individuals seeking privacy, space, and a sense of ownership.

CenterPoint AC Tune-up

This service prepares your AC system for the summer so that it doesn’t break down unexpectedly. Maintenance usually takes place in the spring before the weather gets too hot. CenterPoint Energy Efficiency Upgrades

CenterPoint Energy works closely with local builders and contractors to promote energy efficiency improvements through incentives, training and advertising.​​​​​​ In addition, they also partner with energy efficiency service providers to assist residents in saving energy, money and the environment.
